" We recently relocated from Connecticut to Toronto with our five year old daughter. Finding a house in a new city from a distance is particularly challenging, but Peli made it easy. She worked tirelessly to understand what we were looking for and then helped find the neighborhood and house that was just right for our family. Using her extensive knowledge of the city, she provided answers to all our questions and even came with us when we looking for the right school for our daughter. Peli repeatedly went above and beyond and our daughter loved her. We give her the highest possible recommendation. "

First Get Pre-Qualified
With pre-qualification, you can determine which loan program best fits your need and which programs you qualify for.
You will know exactly how much you are qualified for. It’s no fun to find your ideal home and then realize that you can’t afford it.
Your monthly payment will be set. This will allow you to budget your money, before making this large investment.
It shows you what the down payment and closing costs will be.
If you are a first time buyer, you may be able to qualify for a special first-time buyer program which may allow you to afford more money for your home.
Determine what you can afford
Purchasing a home involves one-time costs and monthly expenses.
The largest one-time cost is the down payment. It usually represents between 5-25% of the total price of the property.
In addition to the actual purchase price, there are a number of other expenses that you might be expected to pay for. These are listed below:
Typical One-Time Expenses:
Mortgage Application and Appraisal Fee
(At time of application)
Appraisal Fee At inspection

Sellers
It’s More Than Putting A Sign On Your Lawn.
Many factors go into the successful sale of a home for top dollar.
Let me show you how. The home must receive maximum exposure to the marketplace using all available media, including the Internet, and must also be marketed strategically in order to highlight its unique features and benefits. . It also helps if the home has been made more attractive through home improvements, and fully inspected by an expert. In addition, there are many things the homeowner can do to create an appealing atmosphere for prospective buyers, thereby making the most of every showing. Lastly there's the effective negotiation of the selling price, followed by an organized completion of the transaction.
When it comes to selling homes, I handle every aspect of the process, from strategic marketing to making sure everything's signed, sealed and delivered by the closing date.
My comprehensive Market Evaluation will help you decide on the right price for your home. This by far is the most important decision you will have to make in the sale of your home.
Pricing your property for an effective and efficient sale is the key starting point. You want to sell it for as much money as the market will allow. Pricing too high will keep your home from selling. A low price will keep you from receiving full value.
" We feel so fortunate to have had you Peli through all of the selling and buying we did. Looking back, we cannot ever imagine having to sell two properties at once and buying another in the same 12-month period without you being our agent. You went above and beyond the call of duty in every instance. When it came to staging our properties for sale you found us a consultant, supervised the renovations and beautified our homes for showings every single time down to the last detail (including driving around for the right kind of fresh-cut flowers, re-arranging the furniture or driving all the way from your office to turn on a light!!). Thanks to your efforts we got an amazing price for our homes and more importantly because of you, it was stress-free. We have no doubt given your professionalism and caring you will enjoy much success in the future. Wish you the very best in your future endeavors."
Dr. Rita Selby and Dr. Peter Selby. Toronto
The Effects of Pricing
The Results of Overpricing Many sellers believe that if they price their home high initially, they can always lower it later. Often, however, when a home is priced too high, it experiences little activity. Gradually the price comes down to market value, but by that time it's been for sale too long and buyers are wary. On occasion, the price is dropped below market value because the seller runs out of time and the property sells for less than its worth.
The Importance of Early Activity
As soon as a home comes on the market, there is a flurry of activity surrounding it. This is the crucial time when Sales Representatives and potential buyers sit up and take notice.
If the homes are overpriced, it doesn't take long for interested parties to lose interest. By the time the price drops, a majority of buyers are lost.

KNOWLEDGE BASE
MARKET ANALYSIS EXPLANATION
The correct selling price of a home is the highest price the market will bear. To assist you in determining the correct asking price you have to go with a comprehensive market analysis of comparable properties that have been recently offered for sale in your neighborhood.
This analysis is based strictly on homes that can be considered similar to yours, and has been specially prepared for you over the last few days.
This 'Comprehensive' property analysis is divided into four categories:
1. Similar properties that are currently listed
2. Similar properties that have recently sold
3. Similar properties that have sales pending
4. Similar properties that failed to sell
By carefully studying the comparable property locations, features, and the terms under which they are offered, we can develop a clear picture of the potential market for your property.
By looking at the properties currently listed, we can see exactly what alternatives a serious buyer has to choose from. We can be certain that we are not under pricing the property.
By looking at similar properties recently sold, we can see what homeowners have actually received over the last few months. This is the acid test that is used by lending institutions to determine how much they will be willing to lend a buyer for your home.
While we naturally want top market value for the home, we can agree that there's a point where the price would be too high. By looking at homes that didn't sell, we can accurately determine that price point and be careful not to get too close to it. By doing our homework diligently, we can get maximum dollars in a reasonably short period of time.
So, what does "Market Value" really mean?
First, market value is NOT:
What you heard the house around the corner sold for.
What you'd like to get for it.
What you added to it.
What you must get out of it to get the next one.
What the bank said it was worth.
What the tax assessor said it was worth.
What your friends and family think it's worth.
What the appraiser said it was worth.
What you have invested in it.
What your insurance company said it was worth.
The market value of your home is simply what a buyer is willing to pay for it based on:
Location.
Your current competition.
The current market and economic conditions.
Current financing.
The buyer's first impression of the condition of your home.
Remember, you can make your home sell closest to the full market value:
Asking Price should equal current market value.
Make your home shine inside and out.
Offer good terms.
Repair anything that needs repair.
Make condition top notch.
