" We recently relocated from Connecticut to Toronto with our five year old daughter. Finding a house in a new city from a distance is particularly challenging, but Peli made it easy. She worked tirelessly to understand what we were looking for and then helped find the neighborhood and house that was just right for our family. Using her extensive knowledge of the city, she provided answers to all our questions and even came with us when we looking for the right school for our daughter. Peli repeatedly went above and beyond and our daughter loved her. We give her the highest possible recommendation. "

    First Get Pre-Qualified

With pre-qualification, you can determine which loan program best fits your need and which programs you qualify for.

You will know exactly how much you are qualified for. It’s no fun to find your ideal home and then realize that you can’t afford it.

Your monthly payment will be set. This will allow you to budget your money, before making this large investment.

It shows you what the down payment and closing costs will be.

If you are a first time buyer, you may be able to qualify for a special first-time buyer program which may allow you to afford more money for your home.

    Determine what you can afford

Purchasing a home involves one-time costs and monthly expenses.

The largest one-time cost is the down payment. It usually represents between 5-25% of the total price of the property.

In addition to the actual purchase price, there are a number of other expenses that you might be expected to pay for. These are listed below:

    Typical One-Time Expenses:

    Mortgage Application and Appraisal Fee
    (At time of application)

    Appraisal Fee At inspection
    (At inspection)

    Property Inspection (optional)

    Deed and/or mortgage registration
    (At Closing)

Property Survey (sometimes provided by seller)
    (At Closing)

Land Transfer, Deed Tax or Property Purchase Tax (in Quebec within 3 months following signing)
    (At Closing)

Mortgage Interest Adjustment and Take Over Fee (if applicable)
    (At Closing)

    Adjustments for Fuel, Taxes, etc.
    (At Closing)

Mortgage Insurance (and application fee if applicable)
    (At Closing)

    Home and Property Insurance
    (At Closing and on-going)

Connection charges for utilities such as gas, water and electricity
    (At Date of move)

    Moving Expenses

Other costs may include landscaping, redecorating, furnishings, appliances and repairs.

Typical monthly costs incurred with home ownership are mortgage payments, maintenance, insurance, condo fees, property taxes and utilities.

It’s More Than Putting A Sign On Your Lawn.

Many factors go into the successful sale of a home for top dollar.

Let me show you how. The home must receive maximum exposure to the marketplace using all available media, including the Internet, and must also be marketed strategically in order to highlight its unique features and benefits. . It also helps if the home has been made more attractive through home improvements, and fully inspected by an expert. In addition, there are many things the homeowner can do to create an appealing atmosphere for prospective buyers, thereby making the most of every showing. Lastly there's the effective negotiation of the selling price, followed by an organized completion of the transaction.

When it comes to selling homes, I handle every aspect of the process, from strategic marketing to making sure everything's signed, sealed and delivered by the closing date.

My comprehensive Market Evaluation will help you decide on the right price for your home. This by far is the most important decision you will have to make in the sale of your home.

Pricing your property for an effective and efficient sale is the key starting point. You want to sell it for as much money as the market will allow. Pricing too high will keep your home from selling. A low price will keep you from receiving full value.

" We feel so fortunate to have had you Peli through all of the selling and buying we did. Looking back, we cannot ever imagine having to sell two properties at once and buying another in the same 12-month period without you being our agent. You went above and beyond the call of duty in every instance. When it came to staging our properties for sale you found us a consultant, supervised the renovations and beautified our homes for showings every single time down to the last detail (including driving around for the right kind of fresh-cut flowers, re-arranging the furniture or driving all the way from your office to turn on a light!!). Thanks to your efforts we got an amazing price for our homes and more importantly because of you, it was stress-free. We have no doubt given your professionalism and caring you will enjoy much success in the future. Wish you the very best in your future endeavors."

Dr. Rita Selby and Dr. Peter Selby. Toronto

    The Effects of Pricing

The Results of Overpricing Many sellers believe that if they price their home high initially, they can always lower it later. Often, however, when a home is priced too high, it experiences little activity. Gradually the price comes down to market value, but by that time it's been for sale too long and buyers are wary. On occasion, the price is dropped below market value because the seller runs out of time and the property sells for less than its worth.

    The Importance of Early Activity

As soon as a home comes on the market, there is a flurry of activity surrounding it. This is the crucial time when Sales Representatives and potential buyers sit up and take notice.

If the homes are overpriced, it doesn't take long for interested parties to lose interest. By the time the price drops, a majority of buyers are lost.

Customer Testimonials

  • "On the professional side, Peli demonstrated complete professionalism in the sale and purchase of properties in the Baby Point area of Toronto. She was able to achieve complete satisfaction for both the seller and buyer by displaying comprehensive knowledge of both sides of the transactions. Similarly on the basis of our requirements, she located the type of apartment that would be most suitable for us seniors, and did more than what was expected of a real estate agent to help finalize the deal.

I would like to wish her continued success in all her endeavors."

    # Captain H.D.Selby I.N. (Retd) - Home Sellers and Buyers

  • ""Thank you for taking the trouble of looking for a house for me. Having seen how diligently you work, I have high regard for your professional capability and would strongly recommend you to any of my friends. Your hard work and dedication are amazing and combined with your sunny disposition it is most pleasurable working with you. You got me the best deal in the real estate market.

I would like to wish her continued success in all her endeavors."

    # Derek Pereira - Home Buyer

  • "Peli - Ben & I wanted to take a moment to say 'THANK-YOU', for everything you did to help us sell our home. From the moment we had met you, you put our needs ahead of everything. You helped us transform our home so that potential buyers can come in and see the true beauty of it and have them feel like it would be somewhere that they can call home. The fresh flowers were my favourite. They gave the space that extra boost that it needed & of course I love gerber daisies!

You went out and above every weekend, having open houses every afternoon. You are the only real-estate agent that I know that puts so much effort & passion into their work.

Once our offer came through you made arrangements for us to meet, with me the agent & yourself. If you remember, Ben had to work but again you went out of your way to go & meet him at his job so that he can sign the final papers and the deal could be closed. br> We sold our home with the profit that we had hoped for.
We have since purchased a new home and although I don't think I will ever sell; if we do you would be the only real estate agent I would want to deal with. I don't think anybody else would be able to compare.
Thank-you so much once again Peli & we wish you much success in the future."
